Trades Awards Winner Throwback: Annie Kenyon Developments
Annie Kenyon Developments. They were shortlisted twice and took home both trophies. Sister company to Annie Kenyon architects, the company won in the Home/Building Improvement category as well as picking up the top award for Best New Business at the 2019 Trades Awards.
So what’s the secret behind the success of Annie Kenyon Developments?
Well, when Annie saw an opportunity to bring fully complete new Architect design-led homes to the market, her aim was to take the stress away from clients who had chosen to go down the self-build route.
We caught up with Annie recently and were lucky enough to find out more about some of the company’s recent projects and what has changed for them since winning a Trades Award.
‘Our involvement with the Trades Awards really highlighted our presence in the building industry in Aberdeenshire. We have something really unique to offer to our clients and the exposure and optimism that the Awards brought to our business were fantastic. For not only Duncan and I but the whole team - it gave everyone a huge boost and really reiterated how special ak|d is. We pride ourselves in delivering beautiful buildings and to win the best exterior improvement award made us very proud.
‘As the business model is so unique it also gave us huge satisfaction knowing that we impressed the talented judges, who all came from a varied building background. They all seemed genuinely interested and impressed by our business model. So to then go on and receive a second award for The Best New Business on the evening, was overwhelming.
‘I would encourage anyone who is even just thinking about entering – to do it. We were so busy at the time and realised that actually, this is what it’s all about- shouting about what you have to offer and getting the recognition the team deserve. So many people hear and read about the awards – due to the fantastic commitment of the organisers, so it’s really a win-win situation. I would definitely recommend getting involved’.
Annie continues by telling us about the exciting projects the company has undertaken since winning:
‘We’ve delivered a number of stunning homes for individual clients since the Trades Awards. If I had to choose some of our favourites, the steadings we’ve worked on are certainly up there.’
South Lediken Steading
‘Near Insch, this unique Steading conversion has created a stunning home. Retaining the old vernacular walls and creating an external courtyard for shelter this project has all the style and elegance of ak|d builds. The building is modern in spirit but rooted in tradition.’
Mill of Kelly Steading
‘A beautiful single storey home that has been completed on the Haddo Estate. Within a grouping of 4 new homes, the Steading has a mixture of original stone, timber and glass resulting in an energy-efficient modern home. One of the impressive features is the west-facing garden room and of course the stunning freestanding bath looking over the landscape. These have been so popular that we have just one final property available at Mill of Kelly.’
The company certainly has a knack for transforming spaces into beautiful homes:
‘We love to take otherwise rundown places and make them into stunning properties. It’s hard work and you need to have a lot of imagination but the end result is always worth it.’
North Mains Mill
‘This contemporary home in Pitmedden is designed around the original mill with interesting layers and forms added to create a beautiful private home. The property has the main living space on the upper level with a wonderful south-facing, private courtyard, and bedrooms on the lower level. By retaining historic stone features this once dilapidated farm Building has been transformed.’
‘When ak|d found Pyke on the outskirts of Insch 2 years ago it was a grouping of run-down Steadings and a farmhouse. Our properties, 4 impressive homes, have sold out on this site within a year of launching. Like all our projects, each house has a different floor plan but they all read in harmony with complementing materials and forms. This has created a wonderful new community on the edge of the village which has provided light-filled homes capturing the panoramic views of Dunnydeer, Bennachie and beyond.’
The 3 Sheds
‘Designed around the ruins of an old cottage, this split level house has many interesting design features and is based around three separate gable forms. This provides unique internal spaces which in turn give real character to the new build home. The quality of the design is reflected in the specification and craftsmanship and has resulted in a family home like no other. The selection of materials really complements the setting and context.’
After a busy year, 2020 is already set to be an exciting one with sites opening up in Westhill, Methlick and Peterculter and many more on the horizon. Ak|d feel proud to have been involved with the Trades Awards and have now been shortlisted for Scotland’s Rural Innovation Award 2020 in association with Scottish Field.
‘Unlike any other developer, we build to order. With a portfolio of fantastic countryside sites, clients can visit the sites, discuss the plans and specification and choices. Then once reserved, we fund the build and project manage the construction, giving the client the personal choices of kitchens, bathrooms and other interior specifications. The client then pays on completion meaning no self-build mortgage is needed. Ak|d takes the hassle away, but the client still gets an Architect designed home built just for them.’
